Real Estate CRM Software

A real-estate deal lives for months — a realtor’s memory is shorter. Properties in a spreadsheet, clients in a phone, viewings in a calendar, agreements “in words”. With one realtor it somehow works. With three, it starts: two viewings booked for the same property, a forgotten follow-up call, and when a realtor leaves the agency — the clients and the properties leave with them.

ERPJS is real estate CRM software built on accounting. Properties, owners, buyers and tenants in one linked database; viewings and calls as tasks with reminders; deals with commissions and payments. And if you rent out your own property, there is a full rental module. Online, free plan with no time limit.

What the CRM gives a real-estate agency

🏢

Properties and clients in one base

Owners, buyers, tenants and properties are linked cards with the full history of calls, viewings and agreements.

📅

Viewings that don't get forgotten

Every viewing is a task with an owner and a deadline. After the viewing — the next step: call back, send documents, arrange a second visit.

💰

Deals with commissions

Every deal shows its stage, commission amount, issued invoices and payments. Client receivables live right in the client cards.

A base that doesn’t leave with the realtor

In ERPJS the owner, the buyer and the property are linked contacts: open a property — see the owner and everyone who showed interest; open a client — see which properties they viewed and how it ended. The whole interaction history stays in the system: calls (logged automatically with IP-telephony integration), viewings and meetings as actions with outcomes, documents attached to the cards.

When a realtor quits, the base stays with the agency: a new employee opens the cards and continues where the predecessor stopped.

Viewings and action chains

The classic agency loss is “showed and forgot”. In ERPJS each action’s outcome creates the next one: viewing done → a “call for impressions” task the next day; the client is thinking → a reminder in a week; ready to close → a task for the lawyer to prepare documents. You configure action types around your process — viewings, calls, valuations, signings.

Overdue actions are visible in lists: the manager sees how many viewings and calls each realtor made and what came out of them.

Renting out your own property? There is a rental module

If the agency or an owner manages their own properties — short-stay apartments, offices, commercial space — ERPJS has a dedicated rental module with the full cycle:

  • rental objects — a card per unit with rates;
  • rental orders — who rents what and for how long;
  • handover and return acts — documented transfer of the unit;
  • invoices and payments — recurring charges, tenant debts visible immediately.

This is rare for a CRM: most systems only handle “sales” deals, while rentals with acts and recurring payments require accounting — which ERPJS already has.

Real-estate CRM in ERPJS is a linked base of properties and clients, viewings with reminders, and deals with real money — commissions, invoices, payments. Plus a rental module for your own space. All in one accounting system.

Who is it for?

A good fit: real-estate agencies (sales and rentals), property management companies and commercial landlords, realtor teams that have outgrown the notebook, short-stay rental businesses.

Not a fit: listing portals — ERPJS does not publish listings to marketplaces or scrape leads from property sites automatically.

How to start — 3 steps

  1. Sign up — one minute on the registration page.
  2. Enter properties and clients — manually or via CSV import from a spreadsheet.
  3. Run viewings as tasks — and within two weeks you will see the agency funnel: how many viewings turn into deals.

FAQ

Can I link a property to its owner and interested buyers?

Yes, contact cards link to each other: property — owner — interested clients. Opening any card shows all linked ones and the full interaction history.

How are viewings recorded?

A viewing is an action with an owner, a date and an outcome. After it, the system creates the next step per your scenario: call back, send documents, schedule a repeat visit. Overdue actions are visible in lists.

Is there commission accounting?

Yes. The commission is invoiced per deal, payments are recorded, debts are visible per client. Summary reports show agency income per period and per realtor.

What does the rental module do?

The full cycle: units with rates, rental orders, handover and return acts, invoices and payment control. Works for long-term office leases and short-stay apartment rentals alike.

Does the system publish listings to portals?

No, ERPJS is the agency’s internal accounting: clients, properties, viewings, deals, money. Listings stay on the portals — everything that happens after the client’s call lives in the system.

Is it free?

Yes, the free plan works with no time limit — contacts, actions, deals and invoices are core functionality.
